$9.5 MILLION interior and exterior rehabilitation plus site enhancements to 1600s manor house, with construction of a 2-story service wing with elevator and restrooms. Renovation includes interior and exterior architectural restoration projects: plaster, woodwork, floors, masonry, roofing, and painting; new electrical, information technology, security and fire detection systems; improved landscaping, lighting, parking and walkways; new seating areas, plantings, and shade trees; ADA accessibility improvements. Philipse Manor Hall is a museum of history, art, and architecture.
The project demanded a tight construction schedule, with no cost overruns. To engage management systems that minimized risk to the project schedule and budget, Andron drew on experience from past interior and exterior rehabilitations across our portfolio. With this museum-quality building, the execution was planned with finesse and care, as the historical record is captured within the original architecture. All components of the interior and exterior millwork, trim, and wood flooring are historical artifacts and required refinishing that preserved their age and patina. Original foundations and underground artifacts exposed by new sitework were photographed and documented. Philipse Manor Hall boasts a rare and important example of a 1750s papier mâché Rococo ceiling, which needed protection during all work to the floor above. The renovation design connects the 17th century to the 21st century, modernizing the systems and the amenities while limiting visual disruption to the original building, both inside and out. $445 THOUSAND outdoor venue for a wide range of casual listening programs: 600SF stage with pitched and flat roof components. Designed with timbers of Douglas Fir, the Andron Carpentry team erected the massive and elegant structure. Handling, assembling, and lifting the individual timbers and field-assembled trusses required a combination of hand work, specialized tools and lifting equipment within a tight footprint. $3.6 MILLION designed to enhance the visitor experience by establishing Friends Field as the central gathering place at the core of Caramoor’s 83-acre campus and creating a rational separation of vehicular and pedestrian circulation. This is achieved through a physical separation of the entry drive and a reimagined Center Walk. Work includes stone walls, paver installation, roadway paving, extensive landscaping, a new box office, ornamental entrance gates and an interactive kinetic sound sculpture by Trimpin, created in celebration of Caramoor’s 75^th Anniversary. Music Room HVAC Upgrades

$1.37 MILLION new climate control system in the Rosen House Music Room. The Rosen House, with 16th and 17th century interiors imported from Europe, was built between 1929 and 1939 and is listed on the National Register of Historic Buildings. The 170-seat Music Room required an HVAC system that seamlessly integrated into the space, where acoustics and historical preservation are paramount. Strategic placement of all vents and supply ducts required extensive coordination. Acoustics presented a formidable obstacle as oversized duct work was required keep noise levels to a minimum. Andron created custom registers to mimic period design patterns and, working closely with the owner and design team, expanded linear supply diffusers in the ceiling to appear as lines and shadows in order to retain an unaltered, historically accurate appearance. Rosen House Updates

$600 THOUSAND Renovations and restoration to the existing Rosen House, listed on the National Register of Historic Places. 8-week project to modernize public restrooms inside the building. The centerpiece of the project is construction of a new handicap ramp, which connects the west lobby to the restrooms, passing through the powder room. The west lobby and powder rooms were originally imported from 18th century Tuscany and require construction to be executed with great care and sensitivity. Work includes modification of the historic structure, with work performed on the existing fabric of the building in areas of alterations. $1.1 MILLION Sanctuary Conversion. Full gut and renovation of the sanctuary in an existing and fully occupied facility. Scope includes structural reconfiguration of the Bema and Aron Kodesh. Fabric wrapped acoustical wall panels, wood paneling, limestone and brass mesh panels are combined at the walls of the circular space, and concentric rings of LED pendant fixtures adorn the plaster ceiling. $14 MILLION ($4.7 million general construction + $9.3 million management of MEP primes) Lillian and Amy Goldman Stone Mill. Restoration of the 169-year-old Snuff Mill, a National Historic Landmark. Includes new offices, a new kitchen, new bathrooms and a modern elevator, repointing of exterior walls and installation of cedar roof shingles. The Stone Mill’s exterior restoration maintains the original industrial character while the interior rehabilitation provides necessary systems and building upgrades. LEED LEED-qualified features include a breathable cedar-shingled roof, custom thermal storm windows, reclaimed oak flooring, stormwater runoff treatment, and native plantings. New exterior structure and finishes include field stone veneer, raised terrace, stucco finish, columns and cornices. The extensive demolition of the existing structure required engineered shoring of support systems for the interior masonry walls. New structural steel construction throughout, to support the existing masonry building, was required for the large span of interior spaces.
