On private CM projects Andron holds the trade contracts, and assumes financial risk for the project. This ensures that the success of your project is as important to Andron as it is to you.

An accurate budget and preliminary schedule in the early, conceptual stage of preconstruction will guide all subsequent design decisions. As the design proceeds, you rely on Andron not only for accurate pricing but also for cost-saving suggestions that will preserve your goals for quality as well as your budget.

At the end of the preconstruction phase, Andron will submit a Guaranteed Maximum Price proposal. To determine the GMP, Andron estimators use a pricing process whereby all items of work are subject to competitive bidding. The project is divided into bid packages based upon the plans and specifications, and sent to pre-qualified trade contractors. Schedule, quality and safety are considered along with price in the award of a trade contract.

The Owner/Architect/CM team participates in the pre-qualification and approves selection of bidders.The team consults on all bids before the award of a trade contract.
